Frequently asked questions

What is Anidola?

A report for any address in Belgium, made from the official open data of Flanders, Wallonia and Brussels: flood, soil, energy, zoning and heritage, noise, permits nearby, and public transport and schools. It gives a score, a light per topic and the questions to ask the seller, the agent and the notary.

Where does the data come from?

From the public services of the three regions and from federal services for addresses, the cadastre and statistics. Every finding shows its source, with a link, and the date we checked it.

Is the report advice?

No. It’s a reading aid based on public data. It doesn’t replace the official certificates, the notary’s checks or a surveyor. Check every fact at its source before you decide.

How is the score calculated?

Each topic gets a level, from “no issues found” to “high”. The score out of 100 weighs the topics, and the coverage next to it shows how much of the report is known. Below 70% the score is marked incomplete.

Why does a topic say “Unknown”?

Some data isn’t published yet (for example soil data in Flanders and building permits in Brussels), or a service didn’t answer when we checked. Unknown topics don’t count in the score; they lower the coverage.

What if there’s no energy certificate?

Without a certificate we estimate a range of labels from the building type and its age. You can answer a few questions to narrow it down, or enter the certificate’s label for the exact result.

What’s free and what’s paid?

The free check shows a light for flood, soil and energy, for any address. The full report and the house-hunt pass show everything: every topic with its findings, the score, the costs, the questions to ask and the PDF. You’ll find the prices on the home page.

Can I buy a report without an account?

Yes, the full report for one address. After paying you can read it, with the PDF, in the browser you bought it in until you close it. We also email you a link: it opens the report once you’re signed in with the email address you paid with (a free account), and the report then stays in your account. Lost it? Use “Lost your link?” below. The house-hunt pass and the professional subscription need an account.

How long can I read my report?

A report is made with fresh data when you get it, and stays valid for 24 months; then we delete it. About 30 days before, we send you an email. To keep a copy, download the PDF. If it’s your own home, Anidola’s Home Companion keeps your report up to date (“Check again with today’s data” any time) and keeps it for as long as it covers your home (free for one home). For an agency listing, the link and QR code keep working; making a new report after it was deleted uses one listing.

Can I get my money back?

The report is delivered straight away. When you buy, you ask for that and accept that you lose the 14-day right of withdrawal once it’s delivered. If something went wrong, send us a message below.

Which languages are available?

The website, the report and the PDF are in Dutch, French, German and English. Switch with the language menu at the top.

How does an agency cancel its subscription?

In the agency dashboard, the owner chooses “Manage subscription”. It then runs to the end of the paid year and doesn’t renew; the listing links then open the free check.

What do you keep about me?

If you sign in: your email address, your saved addresses and your purchases, and the email addresses you share a report with. If you buy without an account: your email address, to send you the link. We use no tracking cookies; page views are counted without cookies and without anything about you.
