Why Anidola
Before buying a home in Belgium, the facts that matter most are spread over many regional and federal services: flood risk, soil pollution, energy performance, zoning, heritage protection, permits. Each has its own map, its own vocabulary and its own region.
Anidola asks them for you and turns their answers into plain language, so you know what to look at, and what to ask, before you make an offer.
How it works
You type an address. In about a minute, Anidola checks the official sources of its region and gives a free first check: a traffic light for flood, soil and energy.
The full report adds a score, the details of every finding with its source, the neighbourhood (public transport, schools, prices, green spaces, charging), and a list of questions for the seller, the estate agent and the notary.
Reports are in Dutch, French, German and English, and can be downloaded as a PDF.
Where the data comes from
Only official and open public data: the services of the three regions (among them Digitaal Vlaanderen, VMM, OVAM, VEKA, Departement Omgeving, Agentschap Onroerend Erfgoed, Brussels Environment, urban.brussels, perspective.brussels and the SPW), FPS Finance for the cadastre, FPS BOSA for addresses, Statbel, the public transport operators and OpenStreetMap.
Every fact in a report shows its source and the date it was retrieved, so you can check it where it comes from.
Independent
Nobody can change what a report says. Estate agencies can offer Anidola reports to the buyers of their listings, but they can’t edit them: the report comes from the same public data as anyone else’s.
Anidola never looks up or stores the names of owners.
Your privacy
Page views are counted without cookies: only a number per day, page type and language. Nothing about you is stored for it.
What Anidola isn’t
Anidola is a reading aid based on official public data, not legal, financial or technical advice. It doesn’t replace the official certificates, the notary’s checks or a surveyor.
Public data can be incomplete or out of date. A report says when a source didn’t answer or doesn’t cover an address; check every fact at its source before you decide.
